During my 2nd year of studies, this design was created by taking a closer look on how to incorporate the environment and taking existing buildings, their inhabitants, users and customers into account. Two single-storey commercial buildings with a café, a bar and a florist are to give way to a five-storey residential building. The businesses find corresponding new spaces on the ground floor. A better sun exposure of the rather dark, but very busy Lange Reihe was very important. The building shape was adapted to the heights of its neighbours, but sloped to the middle, so that the afternoon sun still reaches down to the street. To make the forecourt usable for the restaurant, the building received a second “kink”. The bridge-like northern part of the building allows the development of the apartments in the east (Nos. 84 a-f).
The newly created space in front of the building should be particularly emphasized by its attraction. Here, a pleasantly soft colored rubber coating is applied. The color is intended to draw attention to passersby and lead them to the shops or simply create a new meeting place and serve as a hub of the existing pedestrian routes.
Materials
All exterior walls are single-leaf walls made of lightweight concrete to achieve sufficient thermal insulation performance as well as excellent sound insulation. The temperature buffer of these 55 cm thick walls should also be considered. This creates a healthy living environment and even the upper floors remain cool in summer. What is desired is a concrete mixture with a high proportion of white cement and smooth surfaces for a pleasant look in the streetscape. The flush wood-aluminium windows support the minimalist design, which relies on the iconic overall shape.
Construction
The white concrete mentioned is supplemented by beechwood parquet in the living floors and wide window sills, which also consist of beech veneer. As the concrete walls offer only limited possibilities for subsequent installations in many places, floors and ceilings have additional installation levels.
Structure
All exterior walls are load-bearing, larger spans are made possible by joists and columns. The exterior wall disks of the 1st and 2nd floor form oversized Vierendeel bridges spanning across the ground floor void.
